The master plan includes condominiums, senior living, assisted living, apartments, and 1,500 single family homes surrounding 625 acres of green space and recreational areas.

Retained by DEC Land Co. | LLC, IBI Group was commissioned to provide professional design services for Carriage Trails subdivision. Surrounded by nature, this unique community offers a variety of recreational options promoting a healthy lifestyle, and access to some of the best schools in the mid-west.
The IBI team provided complete engineering, platting, and surveying for 1,100 single-family lots in the the 625-acre community. In tandem, the firm was also selected on a public bid to provide design services for the Benchrock Parkway Design-Build project, which consisted of the design and construction of a two-mile, four-lane, divided roadway/boulevard with roundabouts, on-site sanitary sewer, a sanitary lift station, culverts, force main, storm sewer, waterline, cart path tunnels, street lighting, landscaping, and two traffic signals at the proposed intersections of Benchrock Parkway with Brandt Pike (S.R. 201) and Old Troy Pike (S.R. 202). The Carriage Trails development was designed with off-site utilities, including sanitary sewer lines to connect Benchrock to the Wildcat Sewer System, and two off-site waterlines.
After the initial developer ran out of funds, IBI worked with DEC to prepare a master plan for a new development, eliminating the golf course. The master plan includes condominiums, senior living, assisted living, apartments and 1,300 single family homes surrounding 150 acres of green space, walking paths and recreational areas. To date, the team has engineered the infrastructure for more than 800 single family lots in this development.
